Buyers Format

  •  Set appointment for pre-approval and discuss what type of home, area and price range you are looking for. Also, we will talk about what   monthly payments and closing costs you would be comfortable with.
  • Now the fun begins!! We look at homes until you find what you are looking for.
  • When we find your new home, we will write an offer.
  • When I present an offer, an Earnest money deposit is required. The usual amount required is between $2,000 – $3,000 dollars. If your offer is accepted, the deposit money will go into an escrow account until closing.  The Earnest Money is part of your down payment.
  • When the seller accepts your offer, you then have five (5) days to make Loan Application.  At the time of Application you will need money for an appraisal and credit report (approximately $500.00).
  • After you apply:  It takes approximately (30) days for processing, At the end of this time we can close! Closing is the final procedure in which documents are signed and recorded and the sale is completed. “You are now a proud home owner”
  • At closing you will be required to bring a Homeowner Insurance Policy.  This must be paid in full for one (1) year in advance.

Documents Needed for Loan Application

  • A copy of your contract for sale or building agreement complete with legal description or proof of ownership.
  •  W-2 forms for the past two years and original pay stubs for the last 30 days showing year-to-date income OR a letter from your employer confirming your earnings for the previous two years and this year to date.
  • If self-employed, business and personal Federal Tax returns for the past years and plus a current balance sheet.
  •  A 90 day history of savings, checking, and or brokerage accounts.
  • A complete list of outstanding debts and account numbers.
  • Name and mailing address or your landlord, mortgage lender or land contract seller.
